Your role and responsibilities

IBM Global Real Estate seeks a highly skilled Facilities Management – Governance & Assurance Analyst to manage financial operations for facilities management contracts, with a strong focus on Cost Plus model processes. This role ensures financial transparency, compliance with IBM standards, and accurate reporting through rigorous controls, invoice validation, and performance monitoring. The position requires expertise in budgeting, forecasting, variance analysis, and audit readiness, supporting strategic decision-making and operational efficiency.

Key Responsibilities

· Cost Plus and Fixed Cost Contract Management

· Implement and maintain standardized processes for Cost Plus contracts, including initial setup, documentation, and approval workflows.

· Ensure compliance with IBM’s Cost Plus requirements, including expense categorization, markup calculations, and change management procedures.

· Responsible for Financial Operations & Controls

· Manage the invoice validation for the Geography in alignment with IBM guidelines

· Responsible for Budgeting, Forecasting & Reporting

· Coordinate with FM Supplier to develop the annual budget development, incorporating historical analysis, market trends, and strategic initiatives.

· Evaluate quarterly forecasts and risk assessments to support proactive financial planning.

Manage Performance Monitoring

· Track and report accuracy, budget adherence, and invoice processing timeliness.

· Collaborate with operations teams to monitor costs against budgets and implement cost-saving measures.

· Support Audit & Compliance

· Coordinate internal and external audits, ensuring full documentation of invoices, approvals, and supporting records.

· Bachelor’s degree in Finance, Accounting, or related field.

· Minimum 3 years of experience in financial management within facilities or real estate operations.

· Strong knowledge of Cost Plus and Fixed Cost FM contract models, budgeting, and forecasting.

· Familiarity with TRIRIGA and Maximo tools is a plus

· Excellent analytical, organizational, and communication skills.

· Fluent in English
